We only select the best possible tenants drawn from a continually updated register. All prospective tenants are professionally referenced and credit checked. We are also happy for the landlord to be actively involved in the tenant choosing process if required.
A Bespoke Service
We offer two different types of service; however we maintain a flexible attitude and are generally able to adapt our service to meet our client’s individual circumstances and needs.
This is our fully comprehensive service. We will introduce and professionally reference the tenant. We will produce tenancy agreements and notices, alongside a comprehensive property condition inventory with photographs. We will also secure a deposit equivalent to six weeks rent with the Deposit Protection Service. We will notify the utility providers of the incoming and outgoing tenants, and manage all the day to day issues such as repairs, 24 hour emergency callouts, rent payments etc. During the tenancy we will inspect the property on a quarterly basis and advise you of our findings.
This service is most suited to experienced landlords who have the time and resources to deal with any issues that arise from renting their property. In this service we will still advertise the property through all main property portals and in the local newspaper. We shall also professionally reference the prospective tenants, produce tenancy agreements and notice and notify utility providers of the new incoming tenants details. The ongoing management however will be provided by the landlord.
Although our professional referencing minimises the risk of any late or non payments, we can provide an excellent rent guarantee policy through a leading insurance company, should you require.
