Fully Managed Service

To arrange Gas/Electric checks               No charge to arrange the checks but invoices will be payable to contractors for work carried out.

It is assumed that our contractors will carry out the Landlord Gas Safety certificate and or PAT testing (Portable appliance test if necessary).  Please inform us if you wish to arrange your own contractors to carry out the testing to avoid duplication.

Property inspections                                 No additional costs          

Tenancy renewal fee                                 £75.00 + VAT            

Please note that under the fully managed service Adams & Jones will protect your tenant’s security deposit using the Deposit Protection Service (The DPS).  We will also deal with any dilapidation’s when your tenant vacates the property and liaise with the DPS on your behalf in connection with any disputes which may arise.

Let Only Service

To arrange Gas/Electric checks                 £25.00 +VAT contractors will charge for gas and electric checks, currently Gas Safety Certificates are £55.00 +VAT.

Please note that Adams & Jones will not deal with dilapidation’s or Security Deposits on this service.  We regret that on this service we are unable to protect your tenants Security Deposits on this service.

Additional Services

On the ‘Let Only’ Service we can arrange to carry out one off property inspections on your behalf.  The inspection will include a condition report.

Property Inspection                              £50.00 + VAT               

It is now a legal requirement for all rental properties to have a valid EPC.  Adams & Jones reserve the right to authorise this work on any property where any landlord fails to provide us with the document.


Energy Performance Certificates               £79.00 + VAT

We can also arrange landlord insurances on your behalf to include enhanced CIFAS tenant referencing, legal cover, rent guarantees and eviction service. Prices start at £125 + VAT per annum. 

Tenant Fees


There are NO Tenancy Application Fees.

Holding Deposits

On application there will be a refundable holding deposit taken equivalent to one weeks rent.  This means that we will ‘hold’ the property on your behalf pending the completion of references.

The holding deposit would not be refunded under the following circumstances:

1. If you withdraw your application.

2. If your application fails references due to you having given incorrect information.

3. If you fail the ‘Right To Rent’ checks.

Should the Landlord withdraw from the arrangement you will receive a refund of the entire holding deposit.


If the landlord gives permission for you to keep a pet(s) at the property there may be an additional amount of rent payable per month.

Loss Of Keys/Security Devices

Following any loss of keys or security devices relating to the property you will be charged for replacement.

Late Rental Payments

Interest may be charged on the 15th day the rent is due up until the date rent is received at 3.0% above the Bank of England base rate.

Variation of Tenancy

When a tenant has requested it, we will charge £50 to vary, assign or replace a tenancy.

Early Termination of a Tenancy

If you want to end the tenancy before the end of the fixed term agreement, or having given insufficient notice,  you are liable to pay the landlord costs (£180) and any outstanding rent to the end of the tenancy term unless a new tenancy begins at the property prior to the end of your tenancy term.

Tenancy Deposit

You will be required to pay 5 weeks rent as a deposit before you move in.  This will be lodged with, and protected by, the Deposit Protection Service.  There is no interest payable on this deposit
